Aparna Shettigere Masterplan
Upcoming - Aparna Constructions has not yet named this project, which holds its environmental clearance (granted 7 August 2026) and is not registered with K-RERA as at 7 October 2026.
Aparna Shettigere is planned with two residential blocks, Block A and Block B, on about 4 acres at Shettigere village, with an 8 m wide driveway looping round both, a round island just inside the entrance, two basement ramps, a club house and about a fifth of the land planned as park and open space. This page walks the site from Sadahalli Main Road inwards: the blocks, the entry, the basements, the open space, the density and the questions to put to Aparna Constructions.
The layout on this page is planned, and Aparna Constructions has not published a brochure.
Two Blocks on About 4 Acres
Block A and Block B stand together on about 4 acres, each planned as ground plus 12 upper floors and a terrace over two basements, about 44.95 m high, with 8 homes on each of floors 1 to 12. The club house is planned over ground and terrace levels, and the site fronts Sadahalli Main Road, about 12 m wide, on its east side.
| Masterplan item | Aparna Shettigere |
|---|---|
| Site area | About 4 acres (about 1.62 hectares; 16,187.53 sq m of gross site area) |
| Frontage | Sadahalli Main Road, about 12 m wide, on the east side of the site |
| Road widening | About 430 sq m along Sadahalli Main Road is set aside for road widening |
| Blocks | Two: Block A and Block B |
| Homes | 192, in two blocks of 96 |
| Homes on each floor | 8 in each block, on floors 1 to 12 |
| Structure | Each block ground plus 12 upper floors and a terrace over two basements, about 44.95 m high |
| Club house | Planned over ground and terrace levels |
| Density | About 48 homes an acre |
The figures on this page, density included, are counted on the gross site area of about 4 acres, which includes the road-widening strip, under 3% of the land. The overview page puts the plan beside the approvals, and the floor plans page covers the home types.
Entry, Driveway and Basements
On its east frontage the site is planned to meet Sadahalli Main Road at one point. Just inside sits a round island, an 8 m wide driveway loops round both blocks and two ramps lead down to the basements, where more than 300 car parking spaces are planned.
| Element | Planned |
|---|---|
| Opening onto Sadahalli Main Road | One point on the east frontage |
| Round island | Just inside the opening |
| Driveway | 8 m wide, looping round both blocks |
| Basement ramps | Two |
| Basements | Two, with more than 300 car parking spaces |
| Surface parking | Near the entrance; the number of spaces is not announced |
Parking is the figure to read carefully. "More than 300" is the planned count, and Aparna Constructions has not announced an exact number, how a space is allotted to a home or what it costs; the price page lists what a cost sheet should state for car parking.
Open Space and Landscape
Park and open space take up about 20% of the land, about 3,244 sq m, while buildings cover less than 30% of it. The landscaping is planned at two levels, gardens at ground level and on the podium, and the swimming pool is planned beside the blocks, towards the south-east.
| Land use | Planned |
|---|---|
| Park and open space | About 20% of the land, about 3,244 sq m |
| Buildings | Cover less than 30% of the land |
| Floor area ratio | About 2.0 |
| Landscape | Landscaped gardens at ground level and on the podium |
| Swimming pool | Planned beside the blocks, towards the south-east |
A floor area ratio compares the floor area counted for the buildings with the area of the land, so a ratio of about 2.0 means about two square metres of counted floor for every square metre of land. It tells you how much floor area the land carries, and it is not a home size.
These amenities are planned. Aparna Constructions has not announced where each one sits on the site.
The amenities page lists every planned amenity, with the trees, water and solar power planned for the site.
Density and Scale
Aparna Shettigere works out to about 48 homes an acre: 192 homes divided by about 4 acres. The 192 comes from 2 blocks, each with 8 homes on every one of 12 floors, so each block holds 96 homes.
| Figure | Working |
|---|---|
| Homes in each block | 8 homes a floor x 12 floors = 96 |
| Homes in all | 2 blocks x 96 = 192 |
| Density | 192 homes / about 4 acres = about 48 homes an acre |
The plan reaches that density by building up, not out: buildings cover less than 30% of the land, each block rises ground plus 12 upper floors, and about 20% of the land is planned as park and open space. Density counts homes against the gross site area, so it says nothing about how large each home is; Aparna Constructions has not announced home sizes.
Plan Status as at 7 October 2026
An environmental clearance is already in place for Aparna Shettigere, and the table dates the remaining steps as at 7 October 2026.
| Item | Status as at 7 October 2026 |

What to Ask For
These are the answers that turn the planned layout into a firm plan, so ask Aparna Constructions for each in writing:
- The plan sanction from the planning authority, with its number and date.
- Any height clearance that applies to the blocks, with its reference. Tall buildings near an airport or an air base need aviation clearances, and the blocks are about 44.95 m high.
- The positions of the club house, the swimming pool and every other amenity on the plan.
- How cars enter and leave at the Sadahalli Main Road frontage.
- The water source, the connection plan and the quantity, since ground water is among the planned sources.
- The airport noise information, because aircraft arriving and departing pass over this belt.
- The K-RERA registration number and the proposed completion date it carries.
Confirm the K-RERA registration before you pay anything, and use the contact page to ask a question about Aparna Shettigere.
Aparna Shettigere Master Plan FAQs
What approvals does Aparna Shettigere have?
The project holds its environmental clearance, granted on 7 August 2026. That clearance does not replace the other approvals: the planning authority's plan sanction, K-RERA registration and other consents are separate, and none of them has been announced as at 7 October 2026. Ask Aparna Constructions for each approval in writing, with its number and date, before you pay anything.
How many homes are planned at Aparna Shettigere?
Aparna Constructions has planned 192 homes in two residential blocks of 96 homes each, with 8 homes on each of floors 1 to 12. Each block is planned as ground plus 12 upper floors and a terrace over two basements, about 44.95 m high, and a club house is planned as well. On about 4 acres, that is about 48 homes an acre.
How tall are the blocks?
Each block is planned as ground plus 12 upper floors and a terrace over two basements, about 44.95 m high. With 8 homes on each of floors 1 to 12, that is 96 homes a block, and the club house is planned over ground and terrace levels. Tall buildings near an airport or an air base need aviation clearances, so ask Aparna Constructions whether a height clearance applies to the blocks and for its reference.
How many car parks are planned?
More than 300 car parking spaces are planned in the two basements, which are reached by two basement ramps. Aparna Constructions has not announced how parking is allotted to homes or what it costs. Car parking is usually billed separately from the base price of an apartment, so ask for it as a line on the cost sheet.
How big is the Aparna Shettigere site?
The site is about 4 acres, which is about 1.62 hectares: the two figures describe the same land in different units. About 430 sq m along Sadahalli Main Road is set aside for road widening. On that land, 192 homes work out to about 48 homes an acre, buildings cover less than 30% of the land, and about 20% is planned as park and open space.
